Rental: - The Lessee will provide the owner with an Equifax report or similar item re. their credit worthiness. - References / proof of employment required within 3 days following the acceptance of the Promise to Lease, to the entire satisfaction of the Lessor. - The Lessee shall obtain tenant liability insurance for the duration of the Lease. Confirmation of this shall be given to the Lessor prior to the signing of the Lease. - Only pets approved by Landlord shall be permitted. - The Tenant shall not smoke in the property. - During the term of the Lease, the Lessee shall be responsible for any minor repairs up to $200.00. Anything above $201.00 shall be the responsibility of the Lessor. - First month's rent Deposit required at the signing of the Lease payable to the Lessor via certified cheque or wire transfer. - Three days prior to the commencement of the Lease and One week prior to the end of the Lease, there shall be a walk-through of the property. The property shall be left in the same condition it was at the commencement of the lease, minus regular wear & tear. - There shall be no painting without the consent of the landlord. - The Tenant will allow visits with 24 hour notice during the term of the lease. - Lessee must sign the rules & regulations of the building prior to signing the lease. - The moving fees of the condo building are the responsibility of the Lessee. - Lessee will be responsible for paying any fees due to the loss of any keys. - The Tenant shall not sublet the property.
